Four reasons as to why you should use a realtor when buying or selling real estate

At Mason Real Estate we are often asked by Temecula-Murrieta home owners why they should use a REALTOR® to help them sell their home and want us to justify why they should pay a real estate agent a commission when all they have to do is put a sign in their yard and a post on Craigslist.

What they are expecting for an answer is us bragging about how great a marketer we are and that their home will be posted all over the Internet. Truth be told, this is just a small reason why a home seller should use a REALTOR®.

Just by putting a listing in the MLS it will be syndicated to many sites and appear everywhere. No one REALTOR® really has an edge here.

There are 5 very compelling reasons why it makes sense to have a real estate professional on your team, whether you are buying or selling real estate in the Temecula-Murrieta Valley.

1. Legal documents

Every REALTOR® in California has access to a library of legal documents to address every conceivable scenario in a real estate transaction. Licensed real estate agents do no have access to the CAR (California Association of REALTORS®) library – if they use these forms they have been hijacked and possibly out of date. CAR is continually reviewing their entire form catalog, and updates them at least twice a year.

    All 4 of your points above are BS. People can do all 4 without an agent.

    Residential real estate agents are one step above furniture and car salesmen. People think they need Real esatate agents, because real estate agents put the fear of God in them.

    I sincerely look forward to the day someone develops a method to streamline the process for a fraction of the average commission. You can bet your yard signs that day is coming too.

    Paying 5 to 7% of a sale gross is highway robbery and you know it. Before the Internet, it was well deserved because agents had to work it. Not today. Today, the internet does the lions share of the work.

    Your days are numbered and I thank God for that.

    I bought my home in 2004 through an ad I saw in the paper in Fallbrook… For Sale by Owner. He listed the address so I drove by and we met. The only thing I should have done was hired a home inspection prior. Just in case.

    The sale without the middle agents went perfect!!!

    I’m always suprised (well, not really) at some of the negative responses these type of articles bring about. None of the points brought up in the article are rocket science, I grant you that. And, yes, SOME of you can certainly navigate this process on your own. Unfortunately, many – dare I say most – people need some guidance. More importantly, they need professional representation AND benefit fro.m it.
    First, I want to share that I am NOT a real estate agent. So, I have no hidden agenda here.
    I HAVE worked with Realtors over the years, and some were good and some were bad; just like any other profession.
    The truth of the matter is that most people truly do not have a clue as to everything that goes into the real estate process or the potential hazzards that can accompany a sale or purchase.
    if you don’t feel that the 2.5 – 3% commission being charged by the Realtor is warranted, and you believe you can do it on your own, more power to you. But think about this; is it possible, just possible, that the expertise of a quality realtor could result in your ability to get a better price for your home? A price that could cover, or more than cover, that commission? I’m talking about the difference of getting $310,000 for your home as opposed to $300,000.
    As for buyers, it is downright ridiculous to buy a home without the representation of a Realtor. And, guess what? It costs you nothing! So, why wouldn;t you?
    For every "claim" that a home was sold successfully without the services of a real estate professional — and no doubt there are several successfully sold homes handled this way — there are dozens of horror stories.
    Look, you can go to Norms and get a T-Bone steak, or you can go to Ruth’s Chris and relish the experience of quality. Nothing wrong with Norms…but to claim that there isn’t a difference isn’t simply wrong, it’s ignorant.
    Don’t knock professionals who try to share quality information just because you don’t feel that you personally need it. it’s not only ignorant, it is doing many a huge disservice.

    So a simple question is: What do sellers want out of a real estate agent?

    The simple answer is: To walk away from the closing table with the largest possible check from the title company on a desired closing date.

    Typically homeowners hire real estate agents to handle the sale to help ensure correct pricing and to help them meet their target date of sale, but these agents don’t work for free. My advice is to negotiate with real estate agents regarding their charges, especially for expensive homes that are in good selling condition. If the homeowner would rather not get into uncomfortable negotiations, then there are places that let listing agents compete for listings by bidding their fees against each other, such as, which even keeps the homeowners anonymous so they can avoid a bunch of sales calls. If you can pay an agent 5% rather than 6% on a $500K sale, then the seller walks away with an extra $5,000 at closing AND gets the advantage of having a professional price, market, and hopefully sell the home on the target closing date.
