The Riverside County’s lease for the Department of Public Social Services building in Temecula has been extended.
A Riverside County Board of Supervisors voted 5-0, Jan. 23, to extend the lease on the building at 27464 Commerce Drive to June 30, 2022. The supervisors also found the modifications the county will make to be categorically exempt from California Environmental Quality Act review.
The county has leased the facility since 1999. The previous lease expired June 30, although Temecula Legacy Properties allowed the county to remain in the building while lease extension negotiations including improvement clauses were being finalized.
The county had paid $1.65 per month per square foot for the 10,311-square-foot premises, which equated to $17,013.15 each month or $204,157.80 annually. The initial new rate will be $1.70 per square foot or $17,528.70 monthly and $210,344.40 on an annual basis. A rent adjustment of 3 percent will occur Dec. 1, 2019.
The county also pays electric bills under the lease although Temecula Legacy Properties pays all other utilities. Custodial costs along with interior and exterior maintenance are included in the rent amount.
The modifications, which will be paid for entirely by the county, will increase the number of parking stalls in the parking lot and retrofit the main entrance with an automatic sliding door for enhanced security.
