Two Riverside County Board of Supervisors votes, Tuesday, Aug. 25, approved new leases for library branches.
A 5-0 vote approved a new one-year lease with the Perris Union High School District for the branch at Heritage High School in Menifee. A 4-0 vote, with Kevin Jeffries not participating in that part of the meeting, approved a five-year lease with the Hemet Unified School District for the Anza branch at Hamilton High School. Both leases are retroactive to July 1 with the Heritage High School lease expiring June 30, 2021, and the Hamilton High School lease term ending June 30, 2025.
Heritage High School is in the 26000 block of Briggs Road. The library branch is 6,292 square feet. The county first approved a joint use agreement with the school district for the library in December 2017, and after the initial lease expired a new lease was approved in September 2019.
The county had been paying the Perris Union High School District $0.72 per square foot, which equates to $4,522.27 monthly or $54,267.24 for the year. Under the new lease the county’s rate will be $0.75 per square foot so the school district will receive $4,728.01 each month and $56,736.12 for the one-year term.
The Anza branch library is 5,400 square feet. Hamilton High School is in the 57400 block of Mitchell Road. The initial joint use agreement in which the county leased library space from the school district was approved by the board of supervisors in June 2003, and before the Aug. 25 extension the most recent lease had been approved in June 2015. The initial annual rent will be $41,503.58, which equates to between $0.64 and $0.65 per square foot, and the lease includes a 2% annual increase.
For both leases the school district will be responsible for paying utilities and will also be responsible for custodial and maintenance activities and expenses.
